Pre-Sale Contracts and Payment Plans
What must be clear in a pre-sale agreement and how to read the payment schedule carefully.
Pre-sale means buying before the project is finished. Buyer protection then depends on contract clarity and the developer’s delivery discipline.
Items that should be clear in the agreement:
- Unit definition (plot, block, floor, number)
- Total price, currency and payment schedule
- Delivery date and delay terms
- Deed status and transfer timing
- Withdrawal / termination and refund clauses
- Scope of any custom works or changes
When reading the payment plan, check down-payment ratio, whether interim payments link to construction stages, and how the final payment relates to deed/handover. If a bank loan is used, appraisal and disbursement timing should be included.
